What Is a Rooftop or Packaged HVAC Unit?

A packaged unit is an all-in-one heating and cooling system. Instead of splitting the equipment between an indoor furnace or air handler and an outdoor condenser, a packaged unit houses every major component inside a single weatherproof cabinet: the compressor, the evaporator and condenser coils, the blower fan, the heating section, and the controls. Conditioned air then travels into the building through ductwork connected to that one cabinet.

When that cabinet sits on the roof, it's called a rooftop unit, or RTU. You'll see RTUs on most Clayton-area retail stores, restaurants, offices, churches, and strip centers because they save valuable floor and ground space and keep noisy equipment away from customers. The same packaged design also shows up at ground level next to homes and small commercial buildings, often as a "gas pack" (gas heat plus electric cooling) or an all-electric heat pump package.

In our part of North Carolina, you'll commonly find three flavors: straight-cool packaged units paired with electric heat strips, gas/electric packaged units, and packaged heat pumps. Each handles our climate a little differently, and knowing which one you have matters when something goes wrong.

How Packaged Units Handle the North Carolina Climate

Long, muggy summers push compressors and coils to their limit, sudden thunderstorms wash grit and debris into the cabinet, and our winter cold snaps force the heating side to cycle hard after months of sitting idle. Because a packaged unit lives entirely outdoors, every component, not just the condenser, is exposed to that heat, humidity, pollen, and rain year-round.

That exposure is the single biggest reason packaged systems need closer attention than a split system. Humidity accelerates rust on the cabinet, panels, and the roof curb. Pollen and dust blanket the coils and choke airflow. Standing water and clogged condensate drains breed corrosion and biological growth. A unit that's perfectly sized and well maintained will shrug all of this off; a neglected one quietly loses efficiency until it fails on the hottest or coldest day of the year.

Cooling or Heating That Won't Start

If your thermostat calls and nothing happens, the cause is usually electrical: a tripped breaker, a failed contactor, a burned-out capacitor, a bad control transformer, or a low-refrigerant safety lockout. These are some of the most common and most fixable issues we see.

Weak Airflow or Warm Air

Dirty coils, a clogged filter, a slipping or broken blower belt, a failing blower motor, or a frozen evaporator coil all reduce airflow and cooling capacity. On older commercial RTUs, worn belts and bearings are routine wear items.

Compressor Trouble

The compressor is the heart of the unit and the most expensive part to lose. The good news is that most compressor failures are preceded by warning signs we can catch first: low refrigerant charge, dirty condenser coils driving up head pressure, and short-cycling from a weak capacitor or contactor.

Economizer & Damper Faults

On commercial rooftop units, the economizer uses outdoor air for "free cooling" when conditions allow. When the actuator seizes, the linkage corrodes, or the outdoor sensor drifts, the unit either floods your space with hot, humid outdoor air or seals it off and runs the compressor when it shouldn't, quietly spiking your energy bill.

Refrigerant Leaks

Roof Curb, Drainage & Cabinet Issues

The curb that the RTU sits on can deteriorate and leak, and rusted panels and clogged condensate drains cause water damage and corrosion. These are easy to miss from the ground and easy to catch during maintenance.

A typical visit includes checking electrical components and connections, measuring refrigerant pressures and temperatures, inspecting the compressor and motors, testing the contactor and capacitors, examining coils and the blower assembly, verifying the economizer and dampers operate, and confirming safe combustion on gas units. From there we explain exactly what we found in plain English, show you the failed part when there is one, and give you a clear, honest recommendation. If a $40 capacitor solves it, we tell you that, we don't sell you a new unit.

A well-maintained packaged unit typically delivers 15 to 20 years of service. Run reactively, with repairs only after breakdowns, that same unit might give you 8 to 10. When a system is younger and the failed part is straightforward, repair is almost always the smart, affordable choice.

We start leaning toward replacement when the repairs stack up: a failing compressor on an aging unit, a corroded cabinet or leaking curb, refrigerant leaks that keep coming back, or energy bills creeping up month after month for no clear reason. We'll walk you through the numbers honestly. If a new, right-sized, higher-efficiency packaged unit will save you more than it costs over its life, we'll say so, and if your current unit has good years left, we'll say that too.

Proper sizing matters as much as efficiency. An oversized unit short-cycles, struggles with our NC humidity, and wears out early; an undersized one never keeps up in August. We size to the actual building load, not a rule of thumb.
